About us

What are Licenced Conveyancers and what can we do?

Whilst a solicitor is sometimes a general legal practitioner, or has skills in other aspects of law, a licenced conveyancer is a specialist property lawyer, someone who is trained and qualified in all aspects of the laws dealing with property.

Being a specialist can often help to speed up the process. Licensed Conveyancers are fully recognised by banks and mortgage lenders, and our governing body requires us to observe strict standards of professional conduct in order to guarantee your interests. Our standards of compliance and performance are regularly checked to ensure we provide a quality service.

As licenced conveyancers, we must act with integrity and honesty, and with care, skill and diligence. The Administration of Justice Act 1985, set out “to ensure that the standards of competence and professional conduct among persons who practice as licensed conveyancers are sufficient to secure adequate protection for consumers and that the conveyancing services provided by such persons are provided both economically and efficiently”.

a) It is hoped that you will not be dissatisfied with our service. However, if such circumstances arise, you should set out the nature of your complaint in writing and send it to Mark Potter (marked “Private and Confidential”). Every effort will be made to resolve matters on an amicable basis. It is expected that you will raise any complaint with us before making contact with the Legal Ombudsman.

b) You are expected to refer any complaint as described in (a) above to us, or to the Legal Ombudsman within six years of the date of the act or omission or within three years of your discovering a problem. Usually you should allow us at least eight weeks to resolve your complaint, but once this time has passed and if we fail to deal with your complaints to your satisfaction, you can then involve the Legal Ombudsman.

d) If you make a valid claim against us for a loss arising out of work for which we are legally responsible, and we are unable to meet our liability in full, you may be entitled to claim from the Compensation Fund administered by the Council for Licensed Conveyancers (from whom details can be obtained).
